Standard Specifications
for RBA Modular Homes

 


All RBA Homes include the State approved, stamped modular home blueprints, a ten year transferable Home Owners Warranty and are built to required State and National building codes including B.O.C.A., National Building, Plumbing & Mechanical Codes, National Electrical Code and C.A.B.O.

 

Floor Systems
  • Double 2 X 8 perimeter band joists, with 1/2" plywood stiffener, glued and nailed with 2 X 8 floor joists, 16" O.C. (23'6" and 24' wide homes)
  • Double 2 X 10 perimeter band joist, with1/2" plywood stiffener, glued and nailed with 2 X 10 or Open Joists 2000 floor trusses, 16" O.C. (26'-0" and 27'-6" wide homes) or Open Joist 2000 16" O.C. may be substituted for 2 X 10 at the option of the company.
  • The Builder may choose to use Open Joist 2000 at market rate
  • 1/4" tongue and groove combination sub flooring and underlayment glued and nailed
 
Walls
  • 2 X 6, 16" O.C. exterior load bearing wall construction with double top plate*
  • Double 2 X 3 mate wall construction, 16" O.C. with 7/16" mate wall sheathing
  • 1/2" drywall interior wall finish (smooth) painted, primer coat
  • 7/16" exterior wall sheathing, glued and nailed
  • 6" (R-19) fiberglass insulation
  • 8' ceiling height
  • 2 X 10 window and door headers
 
Roof and Ceiling
  • 6/12 rafter roof system, 16" O.C. 40# snow load
  • 30 year heavyweight architectural shingles - Choice of Colors*
  • 1/2" plywood roof sheathing under 15# felt paper underlayment*
  • 11" front and rear overhangs with aluminum fascia and vinyl soft, 23'-6" and 26'-0" wide fixed eaves and 27'-6" have flip eaves
  • 5/8" drywall ceilings (smooth finish) painted, primer coat
  • R-30 fiberglass ceiling insulation
  • Ridge vent and perforated soffits in eaves for roof ventilation
  • Ice and water shield at eaves
  • 2 X 6 rake board at eaves
  • High wind fastening system as required by Code - Optional
 
Exterior
  • Silverline or MW vinyl, double hung, windows with Low E glass, trimmed with picture framing
  • Insulated fiberglass and rear entry doors with magnetic weather stripping
  • Waterseal protection around all windows and doors*
  • 4/4 vinyl lap or Dutch lap siding
  • Exterior locksets keyed-alike
  • Vapor barrier house wrap*
  • Vinyl shutters, front only - Buyer's Choice: Paneled or louvered*
 
Interior
  • Wood window sills*
  • Continuous filament nylon pile carpet with Scotch Guard protection
  • High gloss vinyl floor coverings in kitchen, all baths and utility room areas
  • Self-ventilating closet shelves with integral clothes bar
  • 6-panel Colonial-style hollow-core interior doors, pre-finish white
  • Base molding, door and window trim
  • Privacy locksets on all bath and bedroom doors
  • Ceiling light fixtures provided for kitchen, dining room, baths, foyer and stairwell
 
Heating
  • Electric baseboard heat with individual wall mounted thermostats in each room, or
  • Single Story Homes, hot water baseboard heating elements with one thermostat pull wire
  • Second floor of Two Story Homes additional

  • CO detectors, per code
  • Electric range circuit and receptacle
  • 200 AMP main service panel box with 40 available breaker spaces

  • Oak kitchen cabinets with flush front, featuring base cabinets with centrer roll out tray - Buyer's choice: Natural or Medium finish
  • Colonial cove molding over kitchen cabinets*
  • Laminate square edge countertop with 4" backsplash
  • Range hood with light and fan vented to exterior- Buyer's choice: Baked enamel or stainless steel
  • 6" deep, double bowl, stainless steel sink with single lever faucet and spray

  • One piece molded fiberglass tub/shower unit

  • Plate glass mirror and light bar are standard over the vanity sinks
